Question How is this 335is lease deal?

A local dealer has told me they will sell a 335is to me for $500 over invoice. Using this information I have built out the following:

Here is my calculation. I used a combination of BMW's website and Edmunds.com to calculate MSRP and Invoice and made sure the figures matched.

MSRP of the 335is, as optioned with DCT: $57,325
Invoice price of same vehicle: $52,805
Subtract $1495 from BMW for the DCT incentive: $51,310
Add $500 + any additional costs from dealer = ~$52,000

Lease calculation using BMWFS September rates:

Using $52,000 sale price, 36 months @ 15k miles with a residual of 57% and a money factor of .00150. My lease calculator is showing $663.82. Add my KS sales tax rate which I think is 8.65% (I could be wrong) and I am coming up with a figure of $721.2

Ok, here's the problem. The dealership is giving me a quote of $792 NOT including tax.

Can someone confirm my numbers or point out what I'm doing wrong? Or is the dealer pulling a fast one?

did u add in maco/training fees? i dont think edmunds shows those as part of invoice. Are u also paying the aquisition fee (something like 700-900) up front?

The only thing that figure included was the $875 destination charge. Are Maco/training fees included in that charge?

I was going to pay the acqquisition+security deposit or whatever else was required up front with cash.

You have MACO/training fees as well as the acq fee. You don't know what rate they're using either... And frankly on a $500 over deal; I'd expect some mark up on the rate.
