That's just 1 company. Let's not count the thousand doctors around here all making big bucks, the company owners, et al. Heck - just had lunch with a friend the other day who is a business owner locally. He makes about 1.3mil per month. So not too shabby. lol.

I'm on a 60 x 100 lot, 2500 sq ft and my tax bill is just shy of $10K.

In the winter, it runs around $35/mo since I have gas heat. The electric bill has a corresponding offset, though.

I house hunted for over two years. All I wanted was 80 x 100, 2800-3000 sq ft, two car garage and basement without a stupid mortgage at my age. Not doable. They're going for $1.3 - $1.5

I actually wanted to bring up a thread just like this a few months ago after being really frustrated with the prices and selection in Chicago SW suburbs. But the selection is getting better now compared to beginning of this year, and I'm starting to see these insanely priced houses stay on the market for far longer than they should.
Biggest enemy in Crook county is the property taxes. Everyone is abandoning their multi million dollar mansions because they're sick of paying 40-60k in real estate taxes. I don't know about the rest of the country, but here, I don't doubt for a second that another bubble is about to burst. It may not be as big as 10 years ago, but 4 million dollar+ houses in the wealthiest neighborhoods are selling for low 2 millions, and there's way too many of these on the market for it to be a fluke - the neighborhood is so wealthy. Just need to wait it out for the middle class homes to follow. |

Sounds like you have done your homework. As for winter, if it's similiar to my in-laws....they typically see about 30" of snow throughout winter on average. Usually about 2 decent sized storms, and a lot of little snow events of 2"-3" with some of that just powder being blown around from other areas. Our second property in that area looks like that. My wife has a spot of about 25 acres allocated to her, but it's very "hilly" with higher elevations and lower valleys. Our biggest issue is that it's still in NC. So land that has been in her family for generations is going the same way as other people who have owned property for years in that area. You have very high income people that come in and build these huge vacation homes, and the county sees dollar signs from property taxes. Most up there will have modest houses on huge tracts of land, but value is being driven up like crazy because of these huge houses being built on a small lot. A lot of people up their have actually lost property because they can't afford the hike in taxes. I know my wife's property taxes have went up astronomically in the last 10 year's. We have a way out by selling, but it's land that they have owned and paid for with blood and sweat decades earlier....so there is a lot of sentimental value tied to it.
