Hey Joekerr - Are you sure 'Leverage' isn't something I can leave....
When I die (Many years from now shoei ), I'll have ZERO direct heirs. It is my evil plan to have leveraged EVERY THING I possible can and burn through that $$ on cars and hookers Are you sure I can't 'leave' leverage..?

Biorin - either way....I'll likely have 'debt' on a parcel occupied under long term lease with a national credit tenant at 85% LTV and about a 6.5 or 7 CAP, throwing off just enough to cover the payment and then leave enough cash for me and MKSixer to buy some alcohol to ease the pain

You can leverage an asset, you can also technically say you are highly leveraged and that would be correct as well...but as I say, leverage is a descriptor, rather than a tangible thing. It describes how much debt to assets you have. Both debt and assets are (normally, though not always) tangible. So you can leave those behind. But you can't leave "leverage" behind since it isn't a thing. |
