I'm not 100% sure if it's just FL or Federal, but down here, if you don't own your house for at least 2 years you'll have to pay capitol gain taxes on the sale. Might be worth it to rent it for a year before selling it. Hell, it might be worth letting it sit vacant until 2 years is up depending on what the tax hit will be.

Of course if you have renovation expenses that equal the gain over the purchase price, it will offset.

Admittedly, I don't know where the cougars hang out. But I can tell you Larry Flynt's Hustler Club is my favorite strip club in the area.

The other option was actually Kearny Nebraska, but I have a feeling this facility will be nicer and it's a chance to move closer to home.

If you didn't put much money into the renovations it likely would be. Ask an expert, from a quick search looks like it could be anywhere from $7000k to $0. But worth checking into. Don't want to get hit with a $7k surprise.

Didn't really put much in to be honest. Just a bunch of minor things. Thanks for the input though, I'll definitely look into it because would be nice to walk away with a decent chunk of money before moving.

Yeah, my Ms have been in storage for the last couple months now. December-February are a bust. You might get a little riding time in November and March if the weather is good.
