Euclid is where the aerospace facility is, not quite sure where it is geographically yet. Moms said it looked near Cleveland, I haven't verified this.

The only aerospace products I've heard of from them is related to actuators, hydraulics, and other control system stuff. Interesting work regardless of what it ends up being on.

Fa sho! Yeah direct hire within the same company going under contract at another Eaton facility. Haven't looked into what they make, but I know it's a lot less production compared to where I'm at now. Gonna be a big change but definitely ready for it.

Congrats Ax! Great news to hear, I guess you'll be in a position where you have to choose whether to sell the house now (if the market is good), or if its bad, be a long distance landlord (probably not a great idea unless you've got people who can drive by the house from time to time).

Yeah, the money conversation is always difficult. Perhaps you broach it by simply asking for a meeting to discuss your new roles and responsibilities, the salary, and the timing (package it all together as one request), and then hopefully that makes them aware that you want to discuss the whole thing and its not just about money.

Maybe there will even be a bonus plan in your new role.

After speaking to my realtor the market in this area is in a good position and comps are showing about $30k more than I paid for the house a year and a half ago, so will likely just sell it and start all over. Not worth renting and all the "what ifs".

That's a good way to put it, thanks for that. Supposed to have a call with my manager today to go over some more things so I'll try to lay it out like that and see how he responds.

Congrats! Euclid is about 15 minutes east of Cleveland. If you're looking for houses, Euclid is also pretty affordable. Let me know if you have any CLE related questions!

I hear you - after the realtor commissions and legal fees you'll still probably be just a little above what you initially paid, plus there's the principal you paid down over the time too. So that's good!

But I did think that Cali was booming more than $30K in a year and half - I think I've been watching too many house flipping shows on HGTV! Admittedly, I'm sure they only show the ones where they make a huge profit.

House prices around me have gone through the roof - not sure why it is happening, but it is. Our house has appreciated by 25% since we bought it two years ago which is pretty crazy I think. But I love the house / area too much to sell, so it will only ever be a paper gain, at least for now.

Was pretty shocked when he said how much comps were going for. High demand and not many on the market. People may not prefer the orange/grey living room but whatever, fuck them.

I hear you on that, leaving this house is gonna suck, but don't really have a better option at this point.

But on a serious note, Lake Erie is actually pretty gross. There's a state park on the lake where I grew up that has inland swimming ponds because the lake water is usually too dirty.

Ax, get to know the Great Lakes Brewing Company. It's the largest brewing company in Cleveland. Unfortunately, you'll have to wait until November before they start making Christmas Ale again.

If you like craft beer, you're moving to the right city. There are breweries all over the city. Not sure what craft beer you like? Head over to the Winking Lizard. They have a few hundred different beers in stock at all times. (They also have the best buffalo wings, IMO.)

Damn, if this accounting gig doesn't work out for me, I could always become a concierge.

Yep, my buddy moved back from Cali and his is a wall ornament.

I don't have a ski. My buddy has four so I always steal one of his. I'm going to stop being cheap and maybe try to pick one up this summer if I don't get another car.

I'm not 100% sure if it's just FL or Federal, but down here, if you don't own your house for at least 2 years you'll have to pay capitol gain taxes on the sale. Might be worth it to rent it for a year before selling it. Hell, it might be worth letting it sit vacant until 2 years is up depending on what the tax hit will be.

Of course if you have renovation expenses that equal the gain over the purchase price, it will offset.

Check with one the resident tax heads here.

I honestly would have never thought of this. Is it something the realtor should know? The guy that sold me the house was just doing it as a side gig but has helped out a bit with questions already.

The two year mark would be May, so three months away. Could just foot the bill if that is the case.
