To me, that looks just like they plumbed direct drain lines under the slab and into your existing floor drain; and from the looks of that drain filter, it has been seeing a bit of water over time (also a shortcut to be just pressed into the cement and not directly screwed into the drain pipe). That floor drain should have a trap to keep sewer gas out - if not your basement will reek (it has never been subtle in my experiences). Since this all has the look of some pretty iffy 'engineering' I would definitely have a plumber or contractor give it a lookover to be sure everything is OK. Main concern would be that they might have done a worse shortcut and just run the drain pipe down into the dirt or scree under the foundation, with no real outlet line. Over time this can eat away foundation, and it will let in a lot of Radon if you have that in your area. If you can put a straight rod down that hole more than a foot or two w/o hitting a bend, I'd be suspicious of this.
In our old house we had floor drains like this, and they would dry up enough to dry out the trap, and let sewer gas in - the solution was to either pour some water down regularly (doesn't take much - about a liter) or you can buy special oil that will seal the water-surface and keep it from evaporating (I bet you could use a few ounces of cooking oil too, but we just put water down it every 6 months). |

thanks man, she has a contractor coming in, I saw a few prices on the sheet, one mention "a sump..." something can't remember, but I did tell wife this was paramount, since, I cleaned up and made sure the primer was in place, not had any smells. but I'll keep an eye on it
apparently basement contractors are starting work in a weeks time.. So I have 4 days inbetween work, to take/dismantle my DJ setup, take my 18" speakers, 2 amps. and whole shbang, (over 400 records) fitted in storage racks, all up 2 flights of stairs and store in my garage so that is going to be so much fun I can't wait to begin. p.s funny I never actually spoke to anyone about the drains. so she must have that bit covered... well you would have thunk it SMFH (sorry it's just my relationship that must be especially fucked up) |

I got the below reply from a contractor about to do work in the basement (full reno) and his comments on the "pipes" situation 1 - An open venting to sewer line is required by code in order to vent gas and allow water flow, this should be vented through your roof. 2 - The two line indicated at washer and toilet are required for venting, I can explain more in detail to you at the home. 3 - The two condensation lines for HVAC and AC will be extended if needed, however they will need to exit to the sewer. 4- The drain vent cannot be sealed, and the floor drain has to remain, I believe there might be some confusion with this. I will explain at your home. |

Just be glad that you don't have orangeburg pipping... like the house my wife owned before I met her that I finally convinced her we should sell instead of rent.

ok so I spoke to the contractor (project engineer/manager)
so we got to the bottom of things 1> Thoes 2 vent pipes, SHOULD have been capped off or wired into an external vent but looks like on 2 house inspections it was missed, and the sewer gas that came out has been happening for years. They are gonna cap it off and resolve it 2> Drain, apparently, as long as there is a primer line, that is too code, there is a p-trap in,it, as that'show I see the water 3> There going to fit a back valve, to stop sewage from backing up in case of an issue (not mandatory 15 years ago) 4> Fit a sump pump and underfloor drain system 5> Wall up the HVAC and heaters into it's own room included in with the laundry 6> Also there should have been a "sheet" of some description UNDER the water tank to stop condensation from the concrete forming under the heater and rusting it out so there gonna slide something under there as well I'm impressed with the contractor, he knows his stuff. The basement is going to be a party room, so I'm getting the electrics for my DJ setup looking for a 4k TV and some lighting I think I'll get some pics and video's on line Last edited by jaye944; 08-24-2018 at 07:58 AM.. |
